Over the past three months, the new administration at Punta Sayulita has implemented significant changes and improvements to enhance the luxury living experience, operational efficiency, and community engagement. Key achievements include a comprehensive financial analysis, organizational restructuring, improved communication channels, critical infrastructure upgrades, and addressing the water supply issue. The new HOA proposal aims to ensure sustainable funding for ongoing maintenance, security, and community services, benefiting all property owners. First Three Months: Key Activities and Achievements

  1. Financial and Assembly Analysis:
    • Conducted a comprehensive evaluation of financial statements and past assembly agreements.
    • Established a refined financial plan to ensure long-term sustainability.
  2. Resource Management:
    • Reallocation of payroll, assets, and expenses for efficient management.
    • Clear separation of accounts between Punta Sayulita Ventures and Administrador PSV AC for greater transparency.
  3. Organizational Development:
    • Created a defined organizational structure with clear job profiles.
    • Updated internal regulations and communicated new roles and responsibilities to all staff.
  4. Operational Manuals and Procedures:
    • Instituted operational manuals by area, outlining standard procedures and workflows.
  5. Enhanced Communication:
    • Established effective communication channels with owners, employees, and suppliers.
    • Conducted satisfaction surveys to gather feedback and identify areas for improvement.
  6. Infrastructure and Service Improvements:
    • Addressed urgent maintenance needs, including fixing the water pump and sewage pump at the Beach Club, road irrigation, and repairing luminaires.
    • Coordinated maintenance teams to ensure all common areas and services are in good condition.
  7. Technology and Internet Update:
    • Diagnosed and upgraded the infrastructure and internet network, seeking to upgrade to Starlink or keep Telmex bill. We want to ensure optimal connectivity.
  8. Comprehensive Security:
    • Conducted a security assessment and implemented an upgrade plan to reinforce security in all areas. Soon we will have a quotation for this.

    • Integrated Annual Passes into the condominium’s finances to strengthen owner relationships and improve financial management. We are seeking to implement a Voting System to give a voice to the owners of whom are part of the community.
  11. Gym Remodeling:
    • Made significant progress in remodeling the gym, including equipment maintenance, roofing, and planning for rubber flooring and treadmill installation this june.

Water Supply

  • Identified issues with the water supply, including problems with Oromapas and access to public water.
  • Conducted maintenance on the water pump and sewage pump at the Beach Club.
  • Followed up on the status of the well concession and planned geophysical studies to detect water and drill a new well.
  • Currently, we are purchasing water trucks, which is costly, but we are planning for a long-term solution to ensure a stable and reliable water supply.

HOA Proposal

The new HOA proposal aims to lower fees, thereby increasing profits for vacation rentals and ensuring that property values rise. A proposal for new HOA´s  fees have been restructured to be more equitable and sustainable, providing adequate funding for necessary community services and improvements.

  • Annual Pass: Now a significant income source for the condominium. We plan to establish a voting system allowing owners to have a say in which new members will be accepted. 
  • Events: To promote the development, we plan to open on Saturdays and host various events. We kindly ask for your support by inviting family and friends. Additionally, we are introducing an Event Pass to ensure exclusivity and success.
  • Our Beach Club now has Luis Miguel as our new manager. With his extensive hospitality experience, we expect the Beach Club to reach new heights. He will oversee all aspects of the Beach Club, including guest services, food and beverage, and special events. Whether you want to relax or enjoy water sports, our team will assist you.   • We have created an Owners section on the website to enhance transparency and accessibility of the Development resources and news, (We need to assign a Login for that)
  • We will be also offering the possibility to advertise your house at the Vacational Rental Section. This platform will provide greater visibility and attract potential renters or buyers.

Three-Year Development Plan

We are working closely with the developer to ensure a comprehensive three-year development plan that will secure the necessary capital for the success of Punta Sayulita. This plan includes infrastructure improvements, enhanced services, and strategic marketing efforts to increase the value of our community.
